BOOK A STRATEGY CALL
For luxury residential agents, teams and brokerages
Every inquiry needs a clear owner
Viremix connects inquiry capture, qualification and assignment around the way your real estate team works. Define who receives each opportunity, what happens when that person is unavailable and which details follow the lead into your CRM and calendar.
Discuss your team’s lead routing
What the lead routing service connects
Assignment rules
Define the market, inquiry type and team responsibilities used to select an owner. Where supported, connect availability and coverage rules to the assignment process.
CRM ownership
Map the fields that identify the receiving person and the inquiry’s current stage. Keep the original source and available conversation context with the record.
Coverage and exceptions
Agree a fallback for unavailable agents, incomplete records or requests that do not fit a standard route. Give the exception a named owner instead of leaving it in a queue without responsibility.
Appointment coordination
Connect the appropriate calendar path to the assigned owner. Carry confirmed intent, property details and open questions into the handoff.

Make the assignment useful to the receiving agent
Routing a notification is only part of the work. We define the record the agent needs to accept the inquiry, prepare for a conversation and understand what has already been promised.
- Who owns the inquiry
- The assigned person or review owner, with the agreed fallback.
- Why it was assigned
- The relevant market, request type and qualification context used in the route.
- What the prospect needs
- The original question, available replies, stated intent and timing.
- What happens next
- The current stage, next communication and appointment responsibility.
Define the route before the exception arrives
Teams need more than a single default recipient. Review how ownership and next actions should work in these common situations.
Assign around the request and the team’s responsibilities
A seller inquiry in one service area may need a different owner from a buyer question in another. Use the supported market and inquiry fields, then keep the reason for the assignment visible.
Next step: the appropriate owner receives the context and next action.
Built for the team you actually operate
Real estate teams
Clarify lead ownership across agents, assistants and team leadership. Connect incoming opportunities with your market coverage and the people responsible for response and appointments.
Brokerages and growing practices
Define consistent intake and handoff responsibilities across the agreed group. Keep local exceptions, supported systems and individual agent responsibilities visible in the operating brief.
Set the routing rules before implementation
Map the current workflow
Review inquiry sources, team roles, service areas and the CRM fields used to track ownership. Identify where records or conversations lose an owner.
Agree assignment and coverage
Define the normal route, fallback owner, review cases and supported notifications. Confirm which decisions your team retains.
Check each supported route
Review a normal assignment, an availability exception and an incomplete inquiry. Confirm CRM ownership, context and calendar responsibility before launch.
Real estate lead routing questions
What is real estate lead routing?
Lead routing assigns an inquiry to the person or review path responsible for the next action. It can use market, inquiry type and coverage rules supported by the connected systems. Viremix combines this assignment with inquiry context and appointment responsibilities.
How is routing different from qualification?
Qualification establishes what the person needs and whether the inquiry fits the agreed criteria. Routing determines who handles it next. The two processes can work together, but an assigned lead is not automatically qualified or ready for an appointment.
Can Viremix route leads into our existing CRM?
We assess your CRM, access and required ownership fields during scope review. The engagement confirms supported connections and update responsibilities before implementation.
Do you support round-robin or geographic assignment?
We review the assignment method your team needs, including rotation or service-area rules, against the available systems. The proposal confirms which rules can be implemented; every CRM or routing method is not assumed to be supported.
What happens when an agent is unavailable?
The operating brief defines the fallback owner or review route and the responsibility for the next response. Availability information, notifications and reassignment behavior depend on the supported setup.
Can the same service support a brokerage?
Scope can be defined for a team or brokerage. We agree the included group, sources, service areas, systems, coverage and agent responsibilities before implementation.
Does routing include generating new leads?
Routing handles inquiries after they arrive. Campaign management and lead generation can be part of the wider Viremix engagement, with their scope and advertising spend explained separately.
